I liked the last example of the property that needed just a little rehab ($10,000.) The reason so is that this confirms what is happening with my very first deal that is due to close at the end of the month.

I am purchasing the house for $283,500, and it is worth $435,000 with about 20 to $25,000 in repairs. I am getting a loan at 7% for $350,000 = cash back at closing. Woo Hoo!!!

I wasn’t sure if this was ok to do, but now I feel very comfortable doing it!!
